  • All rooms share common bathrooms. There are 3 bathrooms in Station Building 1, and 2 bathrooms in Iwappara Building 2.
  • For safety reasons, please contact the housekeeper if you need to use the kitchen and bar facilities at this guesthouse.
  • Chinese and Western buffet breakfast is provided according to the room occupancy (excluding certain special packages).
  • S house reserves the right to modify, change, cancel activities, and retains the final right of interpretation at any time.

  • To protect your booking rights, the guest information must match the details of the person who made the reservation.Please bring an original identification document (ID card, passport, or driver’s license) for verification upon check-in.
  • Guests under the age of 18 are not permitted to stay alone. Guests under 18 must be accompanied by a legal guardian. If necessary, the hotel reserves the right to request identification for age verification.
  • Pets are not allowed in all guest rooms.
  • After 8 p.m., please keep noise to a minimum. Any noisy activities are prohibited to avoid disturbing other guests.
  • Non-Smoking Property. All guest rooms and public areas are strictly non-smoking. If needed, please use the outdoor smoking area on the first floor. A cleaning fee of NTD 5,000 will be charged if smoking is detected.
  • Please do not take any items out of the room without permission.
  • If there are any additional charges (such as extra lessons or meal expenses), all fees must be settled at check-out.
  • Parties, gambling, alcoholism, drug use, or any illegal activities are prohibited in the room. Violators will be reported to the police.
  • Please lock doors and windows when you go out. Please keep your personal valuables safe. The guesthouse will not be responsible for any loss. Thank you for your understanding.
  • To support environmental protection and sustainability, this lodge does not proactively provide disposable toiletries. Only body wash, shampoo, conditioner, bath towels, and towels are provided as basic amenities. Guests are kindly asked to bring their own toothbrush, toothpaste, razor, comb, and shower cap. If you forget to bring these items, please contact the front desk.
  • Prices are subject to change depending on weekdays, holidays, and peak/off-peak seasons. Please refer to the system display on the day of purchase for the actual price.
  • To maintain the quality of the accommodation, unregistered visitors and non-registered guests are not allowed to enter the rooms.

The cancellation policy is explained below:

  • ※ After payment is completed,if you need to cancel your original reservation due to personal reasons, please refer to the following cancellation timeline and deposit refund ratios:
    Cancellations made 9 days (inclusive) before the check-in date will incur a 100% charge.
    Cancellations made 10–15 days (inclusive) before the check-in date will incur an 80% charge.
    Cancellations made 15–39 days (inclusive) before the check-in date will incur a 50% charge.
    Cancellations made 40–60 days (inclusive) before the check-in date will incur a 30% charge.
    Cancellations made 61 days (inclusive) before the check-in date will incur a 0% charge.
    (All refunds are subject to a processing fee of 100 NTD.)
    (Personal reasons—such as health issues, document problems, flight cancellations, illness, or requesting cancellation due to anticipated poor weather—are considered personal factors and are not eligible for cancellation.)
    (If your order meets the refund conditions, the refund will be processed within 10 business days after confirmation of your refund details.)

  • Blizzard / Natural Disaster Policy
    If any of the following force majeure events prevent guests from reaching S House,
    we offer a one-time rescheduling option (the new date must be within 12 months from the original check-in date; please refer to the rescheduling details below):
    1. A “Special Blizzard Warning” is officially issued on the day of travel at the departure location or in Yuzawa Town, Niigata Prefecture.
    2. JRShinkansen services, expressways, or other major transportation systems are suspended or closed, making it impossible to reach Echigo-Yuzawa.
    3. Local authorities or ski resorts issue closure notices or major disaster warnings advising travelers to avoid entering the area.
    (Note: Official announcements or proof of transportation suspension must be provided as supporting documentation)
  • Notice Regarding Rescheduling Due to Natural Disasters
    • Rescheduling is limited to one time only and must be completed within 12 months from the original check-in date.
    • If the rescheduled price is higher than the original price, the difference must be paid; if it is lower than the original price, the difference will not be refunded.
    • If fully booked, available alternative dates will be offered
      ! Reminder:If cancellation is requested solely for personal reasons (such as concerns about severe weather or itinerary changes) and none of the above conditions apply, the request will be handled according to the “General Cancellation Policy.” Thank you for your understanding.
      !If you require assistance with cancellation or rescheduling, please contact us. For order cancellations and refunds, an administrative processing fee of 100 NTD will be deducted per order.

Early bird cancellation policy for specific programs

I. Scope of Application

These rules apply only to accommodations, ski lessons, ski equipment rentals, and related packages booked under the “Early Bird Promotion” and “Package Ski Plans.”

II. Cancellation and Refund Policy

  1. If cancelled 61 days (inclusive) prior to the check-in/departure date, a refund of 90% of the amount paid will be issued.
    (NTD 300 will be charged as an administrative processing fee and discount difference compensation.)
  2. If cancelled 31–60 days prior to the check-in/departure date, 50% of the amount paid will be refunded.
  3. If cancelled within 30 days (inclusive) prior to the check-in/departure date, no refund will be issued.
  4. Rescheduling is considered a cancellation of the original plan and a reorder, and will be processed according to the above refund rules.

III. Special Circumstances

  1. Force Majeure (e.g., ski resort closure, major natural disasters, government-mandated travel restrictions): You may choose to postpone usage for up to one year, or receive a refund of 90% of the total amount paid.
  2. Personal Factors (e.g., passport/visa issues, flight changes, illness, or unexpected personal situations): Handled according to the standard cancellation and refund rules.

IV. Supplementary Terms

  • Early bird package deals cannot be combined with other offers.    
  • Refunds will be processed via the original payment method, with processing time depending on the financial institution's procedures.
  • If an order change results in a price difference, it must be paid when reordering.
  • By registering or placing an order, customers are deemed to have read and agreed to this refund and cancellation policy.
